Project description:

The project lies 40 car minutes outside of Moscow and is one of the many fallow kolkhozes around the Russian capital. This is one of the first urban projects of its kind in post- communist Russia.

The project developer of the former kolkhoz wants to satisfy the demand for recreation houses, while putting an end to the anarchy with a clear masterplan. Besides datchas and vacation houses, there will also be rental apartments and new infrastructure.

In the first research phase, three alternative concepts were explored. The model “grid and axes” is based on a neutral grid crossed by several green corridors. In the model “enclaves”, the houses are grouped in clusters. In the “parkway” model, all houses lie along small, woody streets, connected to a big boulevard.
